Questions, Answered

What data do you need from me to start?

A simple spreadsheet is enough. We need address (or postcode + property type if you prefer), current estimated value, outstanding mortgage balance, monthly rent, EPC rating and expiry, and ownership form (personal / Ltd / joint). If you have current accounts or a schedule from your accountant, that usually covers it. We can work with incomplete data and flag gaps in the report.

How is this different from what my accountant does?

Your accountant focuses on compliance and tax — rightly so. Premier focuses on the portfolio as an investment vehicle: yield benchmarking, valuation, capital structure, refinancing capacity, compliance-risk forecasting, and capital-growth projection. The two are complementary. In fact, we regularly recommend clients refer back to their accountant for specific tax-structuring work surfaced in our analysis (Ltd vs personal, SDLT implications, etc).

Is my data secure? Who sees it?

Every engagement is covered by a mutual NDA signed before any data transfer. Data is stored on encrypted UK infrastructure only for the duration of the engagement, then deleted. No third parties see your portfolio — Premier is a single-principal operation, not a team of junior analysts. Your report is delivered via secure link and available for 30 days; you retain all copies.

Can I see a full sample before booking a call?

Yes. Use the form above, mention it in the message, and we'll send the anonymised 4-page extract by email within the hour. The sample is drawn from a real £4.1M Leeds portfolio engagement — every number is preserved; only addresses and the client name are redacted.

What happens if I'm not satisfied with the analysis?

Every engagement includes 30 days of post-delivery Q&A at no cost — if something is unclear or missing, we address it. In the rare case of a fundamental problem with the analysis, we offer a full refund or full rework at our option. Premier operates on a reputation model; unsatisfied clients hurt us more than they hurt you.

Do you work with property outside the UK?

Currently Premier operates only on UK property (England, Wales, Scotland, Northern Ireland). Our regulatory knowledge — Section 24, EPC regulations, SDLT, selective licensing — is UK-specific. Enquiries about international portfolios can be referred to appropriate regional specialists.
